1200 K, a 429,455 square foot office building, has been awarded LEED Gold certification under Brookfield’s Custom Volume Program. The building is located ½ block from Franklin Square in the East End business district of Washington, DC.

The Brookfield Volume Program allows the project team to streamline the LEED certification process for multiple Brookfield buildings by using documents that were pre-approved by the USGBC. This program encourages finding similarities in building design, operations, and policy to create a uniformed submission method for the project.

SBP provided comprehensive LEED for Existing Buildings Operations & Maintenance consulting services for the project. SBP provided guidance for the property management, vendors and engineers through the development of the path to compliance, pre-performance period set-up, as well as oversight during performance period and through the LEED application submission, reviews, responses, and ultimate credit approvals. Some of the services in addition to the process management SBP provided on this project included ASHRAE Energy Audit, Custodial Effectiveness Assessments, Tenant Survey Facilitation, GHG Emission Reporting, ENERGY STAR Benchmarking, and Ventilation Testing.
