BUILDING HIGHLIGHTS

River Point is a waterfront mixed-use property located in Buzzard Point in SW DC between the Wharf and Navy Yard. SBP provided full sustainability consulting and commissioning services. It is 9 stories high with 480 units and has a market and restaurants located at the ground floor. The site was the former headquarters of the US Coast Guard who moved in 2013. The project team set our a goal of achieving LEED Gold in 2017 and achieved it in 2021 at 61 pts (60 is required for Gold).

River Point placed the most emphasis on its commitment to 1)Health and Wellness and 2) Sustainability. Under health and wellness, and in terms of quality of life, its proximity to amenities, public transportation options, long term bicycle storage space, and open space, residents are given options to explore Southwest DC at their convenience. Remediation has also been completed to restore the site from any contaminants. Additionally, a concerted effort has been made to purchase low emitting materials such as adhesives/sealants, paints and coatings, and flooring. In terms of sustainability, a green roof is installed at the penthouse that is irrigated by a cistern with PV systems for renewable energy generated onsite. Structural components of the previous building were reused including concrete and steel sourced locally with a significant percentage of recycled content. Close to 90% of construction waste was diverted from landfill to be recycled. Plumbing fixtures also were installed that use low flow rates.
