The Commodore sets a new benchmark for sustainable development by integrating innovation, community engagement, and environmental responsibility. The project features extensive water conservation measures, including a 7,500-gallon rainwater cistern for non-potable water reuse, green roofs, landscaped terraces, and stormwater bioretention facilities, achieving the 80th percentile storm event. With a 24% reduction in energy costs and an Energy Star score of 86, the building is designed for beneficial electrification, incorporating ENERGY STAR appliances, WaterSense fixtures, and bird collision prevention measures. The Commodore includes on-site affordable housing, contributes to the affordable housing fund, and supports public space improvements in Courthouse Square. The project also honors historical preservation by reincorporating two historic facades from existing buildings. As the first LEED v4 Multifamily Midrise Platinum project under the Arlington Green Building Incentive Policy, The Commodore exemplifies the power of collaboration, with sustainability consultants involved from entitlement through post-occupancy, demonstrating the impact of an integrated design approach.
